Sales begin at Eden Residences Capitol

Options said to have been granted for first few units at $2,900-3,100 psf

[SINGAPORE] A low-key by-appointment-only private preview has begun for Eden Residences Capitol, a high-end residential development just across the street from St Andrew's Cathedral.

BT understands that options have been granted for the first few of the development's 39 units, at between $2,900 and $3,100 per square foot (psf); this works out to $6.5 million to $10.4 million per apartment.

The buyers are a mix of Singaporeans and mainland Chinese, disclosed Pua Seck Guan, vice-chairman and president of Perennial Real Estate Holdings, which owns a 24 per cent stake in Capitol Investment Holdings, the consortium developing the Capitol project.

The 99-year leasehold mixed development will incorporate a hotel, retail and entertainment components.

Superb view[for the indicative 4K PSF], right at the heart of F1 at least for the next 5yrs, better location flanked by malls many many

I guess when Duo residences launch at rocher mrt, it might be able to push the sales/price of skyline that is if they are able to launch in the first place :scared-5:

2) you are located right next the historical raffles hotel

3) You are located right above MRT line

4) You apartment is integrated with the hotel, which mean you will get full hotel service inclusive of room service with a call button

5) You get to watch F1 for free in your own balcony while hotel guests at neighboring hotels are paying thousand for their rooms.

Just went to Eden Residences Capitol, the surroundings does not blend in with this development design and some of the facing is terrible.
How's the sales?

Yes, I agreed too, South Beach location is just superb, to me it's even better than Sail and all the Marina Bay developments, but if is cross $4K then is on the high side.
I like Eden Capitol too, so many attractions nearby including my favourite Fort Canning Park and up coming Art Museum.

A 6m unit at leonie hill, cairn hill might do better. But that's just my layman opinion.

Dhoby Ghaut MRT station and surroundings like Sophia areas, appear less classy to me, too pack and crowded, no exclusiveness, it is a LESSER part of Orchard Road..............
The prime part of Orchard Road is at Angulia, Paterson, Ardmore, Claymore, and to a certain extend right up to Cairnhill areas.


At this price bracket / size and in this location and design, it's overpriced for me. Can't feel the exclusiveness and lifestyle offered.
