So fast? tot around q2 next year. Developer want to launch before another round of measure come. This land is slightly more expensive than lakefront, so the price should be higher than lakefront.

Doesn't matter lah. IC address will still read "Simei" or "Punggol" or "Sengkang".

I never like condos with a street number and prefer unique street names. Simei Street 13 = fail.

Lakeshore and Centris are already very close to 1kpsf and these are resale units leh. I still dun understand why people make so much noise about LF at $1000psf. Some of the resale there already consistently hit that kind of value. I'm not sure about Simei though - a pretty non-descript area similar to Pasir Ris isn't it?

whether it make sense or not, its not up to you or me, it depend on demand, look at scala... i thinks is crazy too, at this price, it can still sell liike hot cake, or maybe the take up rate no good, we shall see after CNY:)

Add 250 construction and 250 profit. At least 1023 and above. Likely 1200-1300 psf

Saw the site plan...very packed together, those pool view units are more like neighbour view. Good thing about the floor plan is no bay windows no planters and some units do not have bomb shelter as well. But 1200psf is much too steep.

they have a preview on 17 Feb. Agents pester us to give them blank cheque if interested, but pricing is 1150 psf at least. They have dual key units and it's about 1302 sqft for 3 bedder. not sure whether they have early birds discount.

Proximity to Eastpoint also helps as the showflat is mostly transparent with "luxurious feel" a tnight.

Azeo, WFI has the rooftop garden, playing tai-chi at the roof top garden will be excellent. So don't sell it so fast, enjoy the excellent view first. :D

developer can sell from 950psf to 1250psf for 1bedders still make decent profit leh....even at this pricing, i dare not touch....

their pricing is even slightly higher den lakefront and this is launched after cooling measures....most likely got 5% rebate later on....but still ex...nid at least 10-15% rebate to be reasonable....LOL

imo, their pricing shd follow Isle....

location wise:simei is definitely better. u can gauge by comparing the hdb prices in simei n bedok reservoir,simei wins hands down.its a clear indication simei is more popular.:cheers6:

It is easier to sell at Simei due to large number of HDB upgraders. Those 1997 flats around the MRT is transacting at 500psf (5br around 620-640k).

DBR 1br is asking 1200psf++ now. Not cheap as well.

Bedok reservoir no MRT and shopping mall, that's why HDB valuation lower but will definitely change once DTL3 is up.

Sad to say yes, my previous unit is facing TS, which will get too much hot sun, so I decided to sell and buy Waterfront Isle 1br with unblocked view and very little west sun instead (in a way deleverage on the way up from investment point of view). But I am still staying at Simei and very proud of this little gem. I am looking forward to visit DBR at TOP time :cheers1:

BTW, CBP is really a huge success, just be patient to wait for 4th university with MIT brand name.

I'm sure you have made a good profit from DBR to leverage your buy at Isle. Which stack did you buy? was looking at 35 & 36 but most were sold out.

Since it has a roof garden to see the entire lake, so I went for school/parkview unit at stack 30 at about 960psf (I don't like direct west-sun units with partial reservoir view as it will be too hot to enjoy unless the tenants/owners are super sun lovers)

Yah, same for rosewood suites. They changed the layout of some of their their 2 bedroom units to become 2 + study. Some of their 3 bedroom units was changed to remove the bath tub and increase space in the master bedroom.

Find it expensive though.

This development over-priced if you compare with Double Bay Residences. Rental wise I dont forsee it to be a problem with nearby CBP, 4th Uni, Tampines area. I would say in the range of $3.3-$3.8psf/month

That's quite reasonable yield of abt over 3% to 4%.

depends, for me I wun enter at 4% from investment point of view, anything close to 5% or higher can consider. First-owners for 2rm double bay can hit >7%. 5xxk now looking at selling 9xxk

The number of pte condo units going to TOP from now to the next few years is going to be a big number. I'm not very confident that the pte condo rental market is able to absorb so many units in a short span. In another words, be prepared to wait longer for the unit to be rented out, particularly in areas where there are a lot of new condos. Property investment may not be a good idea for now if holding power is low.

If it really TOPs around 2015, it seems quite okay for self-stay. Anyway I doubt prices will fall much this year. This project, being just beside the MRT and mall, will find better price support.

For investment purpose TOP this year will compete with many others for rental and the next 1 to 2 years. Prefer those TOP in 2014-16, and also meeting certain criteria.
For own stay, prefer to keep my lower $/psf unit.

Double bay pple are holding strong... those first owners bot 5xx selling 900k or more. U can wait till closer to TOP date n call up those agents to enquire again.

haha, that was what some agents told me as well. DBR owners (those 1st and some 2nd owners) are holding very very tight. Once TOP and with those in Watertown, Bedok Res etc. calling for up to $1300 to $1400/1500 /psf (for smaller units) etc, DBR will call for prices in the range of MM and those further areas as mention above... anytime anything between $1100 to $1300/1400 /psf depending on unit size. With this in thought (and its my preference), am still looking at choice unit at MM with the clear landed towards CBP view ;) ...

One thing you might wish to take note, MM is setting the record price is simei area which I hate buying at developments which set record pricing becoz if any shit happens.. first thing you get is immediate paper loss (i.e Livia VS Palette). WT and BR generally are priced more premium due to the fact that it is below mall + mrt combo. Rather that looking at what future holds which is nothing but a prediction now, why not look at today's prices DBR vs MM.

OK for buying DBR again, the opportunity cost/gain that we had enjoy for the earlier subsale?

Anyway, for those who think MM is shit comparing to DBR, if i can afford, i will go for MM, it's expensive but that's is the price to ensure you're not having neighbours of kiasu mentality, do you know there are people who bring towels n shammpoo every night to the clubhouse toilet to have their shower so that they could save on PUB,... i won't elebrate on this .. i am just saying differnt condo class brings different kind of crowd.

for me, i am buying sub-sale DBR but it's bez i cannot afford MM. No offense,... just my personal experience.

Wanna know more horror stories? AGM at savannah planned for 2-3 hours but lasted whole day, come hear the stuff they bitch about, it will set you towards depression , HDB upgraders expect the same in condo , ah kong(town council) pays everything. They let their kid enjoy ruining everything in the condo thinking ah kong will pay for damages . I used to be quite defensive too when people said these about mass market condo , well , they're right , this kiasu mentality is best in the world.

I dun see the link how the ppl staying in MM wld be "better" behaved compared to DBR. I wldnt be too far off to qualify that MM is also considered mass market and probably attracts majority HDB upgraders, just like DBR. Pay more (for mass condo) = better behaviour, less kiasu ????? Dun see the logic. (Though those in luxury condos may probably behave better)

You dun wish your truly Singapore Condo becomes a "mini-xxx". This is my fear. When owners start to feel disconnected seeing more and more of XXX, YYY in their condo,they decide to uproot and rent/sell and this will slowly but surely "worsen" the situation with even more XXX, YYY who are attracted to their own.

My friends say condo is pte and u cant stop who stays where, what stays where. True. I hope I dun end up renting out DBR and add to the "problem" that I just described.

MM is expensive bez CEL bid too high for the land, so the price is really not value for money but rather I am getting at the price difference must be great enough to filter off certain group. Being KS, most SG are very educated and propbably calculated that MM is not worth it. That is the effect i am looking at.

Like i said, i am buying a DBR unit again but i expect certain neg. aspect of living there, neighbour bringing their whole family from Opp HDB block over on a regular basis to use pool, gym, etc, u knoe, value for money. I am not rich, i stay in HDB too so basically what's the point of having everything cheap if eventually the feel is like living in a HDB unit opp. DBR.

I share you concern about mini-xxx, you can see that happening in 1 or 2 condo in simei already. Well, even if the unit in that condo goes dirt cheap, i will not buy, unless for investment. dun really have to explain this. i am no racist too, it is how people are brought up, i dun mind mini-jap, or even mini-prc, as they are rather cultured nowsdays beside being rich. i see parents letting their child jump from table to table in food court, how do u think these kids will grow up to be, give seats to elderly??? dun kid yourself, irony is i am not rich enough to go D9,10,11 so i am hoping to stay away from these mess in whatever way i can. Ask the security guard of all condo in simei, most will tell you the difficuties the face in a condo near DBR, not bez the people there are rich, it is the special power of ah kong that they are trying to impose.

just looking at this thread, i know MM is not certainly non-upgrader free, but i am sure lots of people that i do not want in MM has already indicated their intend.

For me, i will not be unhappy bez i know it's value for money price so i expect certain thing to happen.

if i stay in D9,D10,D11, my boss could be in there too, i'll be too ashame to bring NTUC trolley to my unit...... the price effect that i am looking at again.

btw, savannah is a better place to be now, all the KS sg has sold their unit, the foreigners here,m prc, korean, jap, ang mo are nice people to stay with.

MC gives out oranges every CNY, 1st 1-2 years, people rush for it, queue n re-queue to get more oranges, this year... no queue , no rush, enough oranges for everyone. Is oranges expensive comparing to condo prices?

speaking of condo security guard, i hv seen different stds. Some are really slack and will let any Tom Dick Harry in without any verification of the purpose. Just say here to do this, do that and they waive u off. Wonder why u pay for such "security".

Is is not foregone case, if u stay at the right condo, you'll like it very much, it's the people that bulid the environment, not the finishing, the theme, the developers ...freehold or leasehold ...watever

First, i have no choice, u know stata title, bigger unit, more shares, more saying power,m ore voting rights. think penthhouse, sky patio units..

Second, most security guards are very OK or on the ball until , he ask a resident for his pass for entrry and the resident scolded him instead.... and as the days goes by... he is confused what or why the resident wants security so very s l o w l y ... he goes to sleep.

Third, security industry on the whole, this is true n happening, i caught a guard sleeping, we voted to change the security company, a better one triple AAA ratings and more expensive, then to your horrer, you see the same guard again, well there's no law preventing him to change company .....

so u think i am being nonsense to be so critical of ks sg? i am ks sg too, but to stay in a condo, everyone must have the mindset to take care of the property on the whole not just his/her unit. how to educate that, you can't learn that from school, SAF never state clearly NS men must carry his backpack, bez it is common sense, so again nothing wrong either asking the maid to carry, so dun blame that guy, blame the person who brought him up & supply the maid.

Those facing south, in the middle blocks, and over the landed are the choice units. The feel and view should be very good.

you're right, in fact Suburbia (http://forums.condosingapore.com/forumdisplay.php?f=31) = mass market, even watertown, my defination , expensive = 50% mass market/50% not, cheap=mass market, old cheap looking condo in D9-11, mass market? why it could be mass market not unique dispite being in good district, mass = more people can afford, not where the condo is , nothing to do with district .... my defination, anywhere where there is NTUC, shop n save=mass market, it's about price again. so i wouldn't mind paying extra if it serves a purpose.

so is mahatten now mass market or unique despite being in Simei? there's not even enough mass to buy , 50% unsold units, how to be mass market when there is no mass, due t the price... end of the day, it is the price again. more expensive not in D9-11 i still dun classifid it as mass market, no mass, units unsold.

i dun want to be too critical of mm bez i can't afford not bez it's no good. people who bought MM has their reason. i dun want to be sour grapes..
