Is is not foregone case, if u stay at the right condo, you'll like it very much, it's the people that bulid the environment, not the finishing, the theme, the developers ...freehold or leasehold ...watever
First, i have no choice, u know stata title, bigger unit, more shares, more saying power,m ore voting rights. think penthhouse, sky patio units..
Second, most security guards are very OK or on the ball until , he ask a resident for his pass for entrry and the resident scolded him instead.... and as the days goes by... he is confused what or why the resident wants security so very s l o w l y ... he goes to sleep.
Third, security industry on the whole, this is true n happening, i caught a guard sleeping, we voted to change the security company, a better one triple AAA ratings and more expensive, then to your horrer, you see the same guard again, well there's no law preventing him to change company .....
so u think i am being nonsense to be so critical of ks sg? i am ks sg too, but to stay in a condo, everyone must have the mindset to take care of the property on the whole not just his/her unit. how to educate that, you can't learn that from school, SAF never state clearly NS men must carry his backpack, bez it is common sense, so again nothing wrong either asking the maid to carry, so dun blame that guy, blame the person who brought him up & supply the maid.
I fully agree with you. Its the occupants that makes the project. I actually think now it IS better to have a lot of prc, pinoys, russians, aussies or what not staying rather than locals the cheapskate types. You can spot them from 1km away making noise at the bbq even when its already past midnight and bringing their own darn extended heartlander families to use the pool every other day.
so is mahatten now mass market or unique despite being in Simei? there's not even enough mass to buy , 50% unsold units, how to be mass market when there is no mass, due t the price... end of the day, it is the price again. more expensive not in D9-11 i still dun classifid it as mass market, no mass, units unsold.
i dun want to be too critical of mm bez i can't afford not bez it's no good. people who bought MM has their reason. i dun want to be sour grapes..

There is some truth to this, however being long term investor (whether for own stay or rental income) one have to think of the real eventual potential in the appreciation growth in a particular location. There are reasons why ppl still buy into this MM project, although its slow in selling.

Hmm didnt really keep track of this project as i find it overpriced - though its super near to the mrt. the showroom was quite packed when i saw it but its not a big deal as the room is very tiny - a group of 7-8 ppl in the room is enough to make it look crowded. Maybe its hitting out on those who have missed DB

Whether SkyHabitat Effect or not, with the new land bid prices up and positive news on resale prices up etc etc. take up rate is surely crippling up, that's according to some people whom know the developer and marketing agent. Looking more n more attractive with mrt, mall and shops already there.

What about those 2+S, saw the floor plan it's like a 3br with the study without built in cabinets. Think it's like 936sqft or something, with proper kitchen and yard for a washer dryer. This is surely good size, 2+S can rent out as 3br unit, haha!

How does this compare with Bedok Residences?
Bedok Residences is doing >$1300 psf compare to Manhattan and it's also a integrated development with Bedok Mall, about 250 shops managed by Capland, got a hawker and town centre next to it, so in terms of amenities it is more comprehensive, but also much more crowded place definitely. :)
Another point to add, BR is D16 and MH is D18, not sure if that is going to affect prices a lot. :)

Another 16 units sold in Aug, now 235 out of 301 thats 78% of project sold. Median price is still $1,159 /psf, thats quite constant since launch, still good value for this location?
Progress on construction is quite fast, was told by agent its now left with only 20+ units of total. Definitely some spill over effect going on - Optima n DBR resale, and ECo launch.

its sliently moving 10+ ~ 30+ units per month leh...since Bedok Residences is launched..it accelerated after Katong Regency is launched.. lol .. the ironic thing is it sold faster without the showflat lol... now they set up a small sales booth near the pedestrian crossing to SImei MRT...Progress of building is very fast...

yup ... i just saw the buyer profile of this project... interestingly singaporean buyer is onli 60% of the project sold so far... foreigner 20.8% and PR 16.8%....the non singaporean ratio is quite high for an area like Simei

Facing landed (7th floor and above) and facing towards Changi Expo are the best units (maybe not those near the mrt track) in this project, and they are the higher priced units. Price higher then those pool facing.
The last time we called the developer, they are talking about Q1 2014 ...

agree IDing needs physical site to be more accurate as compared to off plan. It will be interesting to see resort style ID in compact spaces.
I think I'll leave fitout to my ID with a French/luxurious theme in mind but direction also not fixed. Got quite abit of work to do as I'm converting one of my kitchens into a walkin wardrobe.

Haha, I thought we were alone. Yeah, like the floor plan as they do not have the 'costly extras' such bay windows and planters and the location! Just opposite Simei MRT and Eastpoint (under renovation) and above all, it's not as crowded as Tampines and Bedok ...

There was a letter few months back indicating TOP could be Q4 this year.
Many are looking forward to TOP, will be interesting to see and test the resale at TOP in 2014.

Called up the developer today as a follow-up to the letter which they sent earlier, informing us that we could expect to our project to be ready from Q4 2013 onwards.
Lo and behold, we were informed it'd be ready from Q2 2014 instead.
We're disappointed again. When we first considered to purchasing our property, we're told by the agent then about the earlier TOP date of August 2013 which not only was the key reason why we chose this project, we even built our plans, i.e. wedding and such around it.
Now, we're frustrated by the lack of due diligence and timeliness of the sales & marketing people to update us.
Nevertheless it's an important lesson we've learnt about the ugly side of our agent and also the developer, CEL.
Sigh ...

Sorry to hear about the delay for My Manhattan. If this is the case where CEL missed the TOP stated previously, you can jointly go to CEL and demand some form of compensation. It's been done before by owners of other projects. Good luck.

Expected TOP is different from the legal date of completion.
You can only sue them if they miss the legal date of completion. Based on the launched date of 2011, the legal completion is usually 4 to 5 years from there. Which will be 2015/2016.
Anyway, half a year to a year of delay is common. You should have factored that into your planning.

Dear home owners of My Manhattan, over the past few months I have consolidated a number of Interior Designers and Home Improvement businesses to provide better deals for us home owners. It is also possible to organize a group buy with them to strike a even better deal.
I have been trying to reach Condo Singapore for sticky threads so everyone can benefit from the site. However I have yet to get a respond so meanwhile I can only post in individual threads.

Well, my name is Michael and i've been living in Simei for the past 20 years. i have literally watched projects such as modena, DBR, and MM build from the ground up, stood with the construction noises since i was a student until now, when MM is about to be completed.
I have been dealing mainly in project sales before, but recently shifted over to the resale and rental market due to the shifting market conditions and mainly helped owners and tenants in the East Coast area. However, seeing something so close to my heart in Simei about to reach TOP, i thought it might be nice to help some owners there.
Reading this thread has really opened my eyes through the perspectives of real home owners. I agree with most of the points that you guys have made and i emphatise. Although i know most of you guys here have mainly bought the unit for own-stay and not for investment, i figured i might as well drop in and say hi and the chances of us bumping into each other on the ground is pretty much there.
However, if you guys need any help at all regarding real estate or even MM, i'd do my best to help out even though i might not know as much as you guys.

Once that is processed and approved, we'll hear from them (no sure who) in the form of a notification letter which then we'll just need to make the appointment to collect the keys ...

It depends on the share value of your property as monthly maintenance charges at the rate of $54 per share value. Our unit has a share value of 6/1847, hence the charges ...

Well I did, and quite a distance from it in fact. Around 2 blocks away for many many years. The flats are those old kind...and thus there is quite a distance between these flats.
Well, the tracks are really noisy! And my hb then bf find our place very noisy too whenever he comes to visit my family. He wonders how do we sleep when its so noisy. :doh:
Hence, the multi storey car park helps to act as a buffer against the noise. It should help to reduce the noise. :)

I believe you might want to inspect the unit first for defects. Once you sign off and discover problems, then the developer won't rectify.

Btw the sound proofing pretty ok at least at my unit..can hardly hear the mrt or busses or kids if the doors are closed

Yes, we printed multiple copies and our cable/fibre network is not up! Was told only blocks 25 and 35 are ready; urgh!

Wow! I would have thought CEL being a big and seasoned developer would not have such basic defects.... I had thought the legal suit by the buyers of Grange Infinite was a one off issue.... maybe I had too much faith in them, or as a newbie I have an unrealistic expectation, and such defects are normal.....

spoke to a few seasoned sifus owning several properties in Sg... apparently long defect lists are normal.... :eek::eek: I guess I got high expectations- for the crazy amounts we pay for properties in Sg, I would have thought QC would have been tighter and lesser defects...
The defects to check are very similar to hdb defects.
Think hdb use brick walls instead of dry partition. ..so certain portions might not apply.

It's definitely not cheap. But the fee goes by the share value, not the absolute size of your unit.

What are some of the defects you guys have had? Pls share so that newbies like myself can know wat to look out for. Many thanks in advance!
The major ones must check is the aircon, see got leak, stains on the wall below it, cold still after 3hrs, floor (looks like it's the tile batch issue) tiles, not very even & n have edges that might scratch or cut ur bare feet, window latch, skirtings (between floor and wall, seems hollow at edge on the floor) and when u step on it, powdery stuffs spurt out, etc etc... My list is growing..
Mine is Blk 27.
We have ponding problems too, at the balcony and the master bathroom.
Just to share for defects check, make sure you have a ladder with you; seems to me there are quite a number which are beyond eye level ...
Do check the floor and wall tiles, i.e. living room (got 1 defective and scratches on others) and kitchen (2 broke wall tiles), water marks on false ceiling and master bedroom wall, faulty window latches, incomplete sealing and wall cracks, poor door frames finishing-top, mirror panels (1 got chip off), 2 leaky air-cons and faulty water heater panel (you set 40 degrees and it gives you 50!) and such ...

Yes, we printed multiple copies and our cable/fibre network is not up! Was told only blocks 25 and 35 are ready; urgh!

Faulty switch? Hope they'll rectify soon; yes, have been approached by the agents and even the security guards are somewhat irritated by them; can't be helped as some agents collectively bought some units here, as well as the ever-present investors ...

Check out the balcony railings too; just found some bad scratches on them and there are still holes, i.e. at the bottom of railings, gas pipes into the house (check out the yard) and between doors/glass frames and wall around.
They are potential ants breeding places as well as water retention which could lead to rust and such ...

Thanks for the heads up! Didn't look at it specifically. Btw, do check on the skirting and flooring area all round the bedroom. Some of it is loose and when step, the powdery stuff comes out.
