The former site of Kovan Centre will be launching soon. The new Project name would be "The Space @ Kovan" Total 140 units + Shops . Exclusive agent said that the price range per sqft approx S$1200-$1500. Units will be ranging from 350sqft-1580sqft.

There are many other choices for that type of psf.

Too expensive for that area.

It willl be hard to re-sell any higher.

I just don't like developments with shops at the ground level. It cheapens the image of the entire place as you don't know what type of shops will open there and what type of customers will loiter at the ground floor. Anyway it is priced too steeply.

It would be interesting to see what kind of tenants will be attracted to the commercial area, the niche kind maybe?? but unlikely to be those that appeal to the masses as they would have established themself at Nex. Did anyone see the size of that place, almost unbelievable.

Talk on the street is that government wants to move the prostitutes from Geylang to Kovan.

Maybe the shops will be Pubs, Nightclubs , KTV etc.

When I see the Hotel 81 already at Kovan, I begin to believe the street talk.

It's very quiet there. I have a friend who has a company in a small mall near that area and I don't really see many shoppers. Most people staying in this area go to the Kovan mall itself or the shops around it.

Saw the layout. Most of you probably think its good (including myself) and may well be tempted to take out the cheque book when you see the private pool for some of the penthouses. However, I might want to warn those of you not buying the penthouses, that because of the layout of the units, there is no windows in the kitchens for many units (good only for those who don't cook much at home) but then again whose house has no kitchen windows? @ 1250psf, I think it's too exp. It feels cheap only because the sizes of each unit is relatively mm.

NEX mall is opened... yupee!!!

i always feel tt my clift is super undervalued...:p even more so after i visit spottiswoode R(similar psf and higher quantum)...haha:D

Went to NEX mall just now...total carpark nightmare. Massive jam going to the carpark, end up park at hdb carpark at lor liew lian instead. :tsk-tsk:

The mall is big but the design is a bit complicated with narrow walkways, so does not have the spacious feel unlike vivocity. :beats-me-man:

around kovan MRT area, MM transacted 12xxpsf....so 14xxpsf indeed expensive...but this one nearer to NEX

Stack 05 type c-c10 and stack 34 type a-c3 by the 2 corners of the building looks good. Too bad psf too high. At least the MM here no bomb shelter. :beats-me-man:
