In the future after we moved into WV, my wife and I will definitely miss the super convenience of the Prime Supermarket, 24hr Shop & Save, coffeeshops, clinics, AXS machines etc etc from our current home. \

I foresee i will join the Tampines Cycling Gang to carry out marketing.

Cannot seem to think of any potential mini market location around the WV, Tropica, EC area, unless URA end Caltex lease and replace it with multi-storey market/coffeeshop? :D :D :D
At the moment I hv the convenience of NTUC at my mercy (Tampines CC). I don't think WV is that really far away from the convenience of the 800+ roundabout market series. Maybe a 10min walk?:D

my maid rides bicycle to market :D but we hardly go tampines center, in fact we go to downtown more often, because:
1) Tampines Mall super crowed, hard to find a parking place
2) Tropica super convinient, 10-15 mins can go anywhere by KPE/PIE/whatever E...
3) My son have a lot of tuition classes in town :ashamed1:

It's true. Tampines Mall area is way too crowded especially on weekends. My parents place is over at Street 12. A 3min walk to Century Sq and the MRT Station.

I stayed there for 20 years of my life. Hehe. Makes me feel these days that Singapore is probably overpopulated. Everywhere we go there sure is a crowd. End up spending time at home on weekends.

Groceries are purchased on weekdays when there's a need as I visit my parents on a daily basis. At times Giant will be my choice but again, the serpent queue on a weekend, might as well give it a miss. Hehe.

Looks like beri hard for me to catch the quarry view, Stack 14 is on my right and angle is not optimised. Would be great if WV has the same rooftop garden like WF.

I will be happy if I get a decent reservoir view.. cross fingers.. hope the trees do not grow taller.

By the way it looks like the upcoming EC launch is moving fast.. are they constructing the showroom and the EC itself at the same time? :cool:
No scared bro. Trees wont go taller than 4 storey high.

If it's otherwise, you can count on me to chop it for you. Hehe. Just buy me a tall Starbucks frappe will do. Hehe.:D

That is what I will do too... Cycling to the coffeeshops to tabao fried oyster, chicken rice etc... Solve the problem of looking for parking space as well...

Hi Desquire, think you will be under the 3% Stamp Duty that reduced by 1% each year after year of purchase.

20 feb 2010 - 29 aug 2010, 3%-5.4k ssd if sell within 1 year.
30 aug 2010 - 13 jan 2011, 3 year prorated 3%-5.4k ssd.
14 Jan onwards - 16% ssd prorated by 4% less every year for 4 years.

if your unit is good there will be ppl interested in buying subsale from you, so u can still make $$$ after factoring ssd, agent comm and other fees.

try not to sell, unless you have another buy in mind bro. ;)

i believe when you collect the key, see the nice pool view and reservior view, you will change your mind :D
because maybe the property price already rocket to $1200 psf in far east area like our dear tampines :D :D :D

My visit to the Hedges and news from 8 Courtyards by FEO has confirmed that prices seems to be on the downward spiral... i smell a fish somewhere...:D

Hi there, many asking if I am an impersonation of Eastgal as your unit seems to sound like mine. Haha. Which stack at you at?

I work at Marine Parade and the jam here can be painful especially on weekends. The Silversea area (roundabout) can come to a standstill at times especially with the endless vehicles travelling in the vicinity of Parkway Parade.

Guess you might have set sights at better developments hence letting go of WV.

As far as I know, there are only 2 units of 2BR left (no idea on which stack though) and thus you may like to consider 2+ study for more choices...

sorry to say that it's hard to walk to new MRT station, but good thing is that there are plenty of BUS from Tropica can reach to there for you to enjoy your good breakfast: 8/15/23/69/518.
and maybe WV will have shuttle bus to Tampines/Bedok MRT station, so not that bad.

So it looks like most the forum members in WV with deep pocket are mainly going for the 3BR and 4BR :scared-4:

The 2BR is actually left with the stack right in front of the main door. I'm likely getting the 2+S as i didn't want to commit the price for a 3BR for now yet :2cents:

All quite alright actually. Some say better, some say worse... All depend in what we see, what we like and what we want :D

I think very very few units of 2-bedders left. In total about 200 units not sold. Go for it bro. Many nice and friendly neighbours in WV. :D :D :D

Myself took big loan. What to do. Pay till my hair drop. Dun buy also wrong, buy also added stress. Like all Singaporeans, I have loans all around.

This is the problem. We don't know for sure if what we see is what we get. The different sales people seems to preach different teachings for the same development.

How reliable are showrooms? I dare not comment anything myself. All I can say is that the WV showroom does appeal to me in many ways. :D

Yup two views but no tee-vee in the room. I strain hard at the room wanting a bigger space area for the family. However the MBR windows seems to hinders a room 'entertainment'.

Maybe others could have seen it in another way. :D

I'm more concerned about the final layout. If it's close by a little bit here and there still alright. Height wise, 2.8m alright for me. Just wanna make sure theres sufficient space to move around and the queen can fit the bedrooms. Else...hmmmmm...:scared-4:

If i am not wrong, only some 200 units left unsold at present. The 44 stack and a few other quarry facing units. Specs differs greatly from one agent to another. One say this while another say that.

Quarry view definitely breathtaking. True. Many who bought over WV didn't want the road noise hence the reservoir view is more sought after. Peace,quiet, good excess but no MRT. Haha. :D

Noise is probably louder during the morning and evening peak hours on weekdays, which would not affect those who work normal office hours. In all, it is definitely not as constantly noisy compared to flats along PIE where my parents are staying ... :hell-hath-no-fury:

But i think this location more or less settled.. no more blockings and all.. but again hard to say.. :D

Funny how these agents mentioned from 3.2m to 3m when in actual fact it's only 2.8m. Well, does the showroom bear this measurement? I dont know myself. Just that it looks decent to me. Maybe it's 3m?

Don't say that bro. Honestly, there are so many good developments around. Every single one has its plus and minuses. For me, I jumped at it due to my familiarity with the area.

Many of them whom I believe bought the development there are Tampines Residents themselves (under Aljunied GRC though-as mentioned by our Tropica neighbours). Many senior citizens too. kekekkeekek.

Agents can't really be depended on, I brought at least a dozen of my friends and family members there. Each agent seems to have their own version of the development (I really give up and till today still not knowing which is the updated and correct version). Importantly, they sell, whatever happens after that-not their problem!!!:mad:

When it was launched, agent mentioned same thing but I believe prices went up already. After the best stacks were snapped up, median prices remain high. Anyway I think price there pretty reasonable. The other new develomemts are much more exorbitant. Hehe. Good buy. Welcome home to WV. :D

currently, int rate is ard 1.5% averagely....borrow at 1.5% and achieve >3%....no brainer for now.....

later rental might go up more or drop....int rate may stay low or rise....thus, the future nett borrowing gain is unknown

also depends whether its a FH or LH.....LH ppty especially more den 10yo, suffers biggest drop in px during recession(based on my experience)

all sim lian condos are designed by the same lady architect. two balconies. No raining issues. yes, we put a lot of stuff/garbage on the yard/balcony. not a waste of space. You can put dining table set on the backyard for breakfast.

I was wondering if what you had seen in your showflat prior to your purchase appears the sane way when you got your keys?

Was there tweaking of the size to make it look bigger to lure people into buying. :p

We saw the showflats, but the type we bought was not one of the types shown in the showflats. So, I can't answer your question exactly.

all I can say is that WYSIWYG is not far from the truth. the workmanship is actually better than I expected. but we did have two broken marble slabs that needed to be replaced.

by the way, when we moved in, we found the place good enough to live in without renovation. so, we did not hire an ID. We have lived there for over one year after TOP. It has been rather pleasant.

I guess developers will continue to sell as high as the market can absorb given that they purchased the lands at high bids. If indeed "freaky" results do happen, my guess is short-term stock market would decline slightly, property market probably be stable, but can't speak for those in Opposition Wards.

And if Opposition is able to get the Govt to sell public housing at low prices (imagine building 5000 new flats in Tampines/Bedok Reservoir), I think the broad decline in property market value is hard to avoid.

These are my 2 :2cents: thoughts.

As much as the balcony is known to waste space but for most if the units in WV, we get a beautiful view of either the reservoir or the quarry, hence the balcony can enhance the coziness of the unit.

Just do the best and hope for the best. That's what we can control at least. Look at how many different opinions peole have over a simple discussion over the driver and the co-driver. 100 people with at least 99 opinions on how the cr should be steered.

I'm now in Tampines GRC. in years to come it will be Aljunied. I leave it to fate. If PAP wins, we know what we can expect. If WP get the votes, life could be in for the better or worst. Anyway, we can exercise our vote again in 5 years to come if things don't go right.

I hv to agree with you. The people at WP have definitely sacrificed much time and effort of their lives to want to fight for us Singaporeans and especially residents of SG. I do feel for them and their passion. However, why not do what the PAP urge them to? Tell US residents what exactly they ate going to do.

Then we people know and can decide. PAP in turn can counter with a better offer. That way we know what's happening and can choose whether lettuce or carrot our meal fir the next 5 yrs will be.

Maybe ask WP for LRT at WV. Then PAP say build LRT and bridge and supermarket. Then WP say build shopping centre. That way more concrete. I like. :D
