I paid 40%. Next payment will be 5% maybe in 2 month time.

Yes, no hurry to pay more leh ;), but I think the next two tranches 5% each could come pretty quick as Brick walls already completed (note its mentioned Brick walls, and not dry walls, cause I see most internal dry walls between brs not done yet, and Ceiling for all units already done.
Notice that Lian Beng and Sim Lian adopt different building strategy. For Waterfront Gold, the windows are being put up as the storeys go up whereas for WV, build up to the penthouse first, then do the windows. Looks like can only move in after CNY 2014, even if TOP end Oct 13, 1m collect key, 1 month defects and rectify, already Dec, hard to get contractors etc this period for reno works, but maybe wait longer with downturn can get better rates. :sleep:

but i agree with jbtay. i'm not in a rush to move yet cos gal going p1 in 2014. stressful times. must let her settle in then sort out reno would be the better for me. :)

I also wish we can move in by X'mas next year and looking at the progress guess it should be acheivable. Hope TOP to start by Oct/Nov timeframe.

Double Bay sheduled completion date is May 12, but actual TOP approval date is mid Sept, and I only collected key on early Nov and I'm considered as early batch....

So let's pain the best scenario during this boring afternoon :rolleyes: :
1. July 13 - SL complete as schudule on July (first mth in Q3).
2. Sept 13 - it will take 2 mth to obtain TOP approval.
3. Oct 13 - Key collection
4. Nov 13 - defect report and fixing
5. Dec 13 - quick renovation
6. 22-Dec 13 - move house
7. 25-Dec 13 - X'mas party :D :D

That is how construction work. The first blk to be completed is the genuie pig. Paint, not rite, repaint. The first few units within the block, usually ground floor are the purest geniue pig where the wiring, aircon conduits are laid and see if ok or not, also it will function as some sort of site office after the office containers removed to make way for landscaping. Thats why usually avoid the first completion block and ground units. Just like bake cake lah, the first batch is to warm up, the best are those towards the end.

i remember long time ago one of the potential buyers study WV from car park and hesitated if want to commit at 1.5mil. so it's transacted liao and both seller and buyer are happy ever after :D

Sis, if u ask me... This one u really need to do homework... I nearly bot a unit in sentosa cove... I told myself, what the heck, I work so hard, must enjoy lah... So I went searching... Then a unit opposite my current unit was on sale and I bot. Why? So I can live there with my wifey and mum. The other unit, my kid and housekeeper stay. Then my mum decided to move out to stay in her hdb because she missed her friends. :doh:

The rest is history....

It actually depends on a few things :
1. Are u planning for retirement?
2. If u get sea view, your 'savings' etc... Enough for the future?
3. Is the future more important or the current more important?
4. U have enough today for the future.
5. Even if u buy sea view, u will have enough for the future?

For me, I have enough... So if I get something outrageous, still no major "issue". I pay my cars in cash - that's why sales reps hate me. My debts are so low... Because I paid up a few units... Why?? I hate debts even though I know it is good debts... So I balance - people say I wierd, but I tell them I shiok can already...

Sis, a decision is easier made if u can calculate how much u need for retirement and then see if buying sea view will stifle that? But if it something will heart so desire, u really need to see if it is worth it... At the end, my heart was yearning for a roadster, but my brain(wifey) chose cabriolet. I agree it was a wise move... But I will get my roadster 1 day. Hahahaha when all my kids are big... Then u see this old uncle with a 2 seater with the top down driving around waterview. Hahahaha

Sis, I dunno abt your financial status so I can't really comment on which is a better choice for u, but for me, I think both locations are great, otherwise I would not be vested in both locations. These are my fave areas where I could relate as "home" .. I guess everyone has his/her own playground or home ground somehow..

Seaview IMHO is a fantastic project, but the price tag is also fantastic. If vitamin M allows, it will be a great choice to buy for own stay. Parkway parade although old has gotten almost all the big name stores in sg, in addition to the shops at marine parade market central and I12 mall. The east coast beach is also just a few min's walk away, while the Marina Financial Centre is less than 10min's drive away. The project itself has got v nice landscaping as well.

As for WV, the triumph card must be the reservoir park and the reservoir itself, although there were some unwholesome and insensitive jokes made by folks here on the mishaps of others, but I thought the tranquility, being close to the nature plus the fresh air is priceless...

Seaview IMHO is a fantastic project, but the price tag is also fantastic. If vitamin M allows, it will be a great choice to buy for own stay. Parkway parade although old has gotten almost all the big name stores in sg, in addition to the shops at marine parade market central and I12 mall. The east coast beach is also just a few min's walk away, while the Marina Financial Centre is less than 10min's drive away. The project itself has got v nice landscaping as well.

As for WV, the triumph card must be the reservoir park and the reservoir itself, although there were some unwholesome and insensitive jokes made by folks here on the mishaps of others, but I thought the tranquility, being close to the nature plus the fresh air is priceless...

The trigger point is my son's school lah. during school selection, i realised none of the schools we aimed are reachable within 30 mins. so we started to think of relocation :o but as you said in another thread, maybe the 1-hour journey home is the best time for him to see the outside world... we will let him try to take public transport home first, at least for next year.

Since we haven't decided to use our Tropica unit to upgrade for own stay or invest a smaller one near MRT, i will keep my eyes open for 2013... maybe there will be some good buy next year :D

yes, area is where the kiddos playground should be; they are doing suspended precast concrete flooring pc by pc, the brown dots most likely are the anchor hooks from where the slabs are hoisted up in place by the crane, I guess :D

The makeshift bunker which they dismantled was underused. I only see two of them being utilised and occupied.

So high time they bring it down and get it erected probably at Centrale or Trilliant. Anyway I wonder how many workers on estimate are working at WV project itself. 200 possible?

I can't imagine how they can built a place at such lightning speed even with the help of machines and cranes at their disposal.

The wonders of technology. Maybe they use wizards, elves and witches at night without our knowledge. Hehe. :D

The one I saw yesterday was a mid floor quarry facing unit. Haha. Goodness, maybe it's another lighted unit. The one sold was a reservoir facing like yours isn't it?

Maybe they hurry hurry release cause news going around Qbay selling ultra cheap. I hv no idea. Just hearsay. From 900psf then heard 950psf. 1050psf to 1250psf even. Latest market crash to 700psf. Fun isn't it? :sleep:

I don't think there's any minimarts over ay WV. Probably due to the fact that Caltex minimart is just across the road. They're even expanding it now. :D

I don't like the layout of the blocks. Typical style these days. So many small pools and cluttered everywhere so tt every unit has a pool view. Alamak, again trying to please everyone.

I still prefer WV neat layout. All combine one huge proper pool. Not only that, it becomes an '8'. Bring luck to all residents also. :D

Sis you can't be serious. You sure they marketing at 1.2k psf? Gosh! They're promising branded fittings for them and marble flooring though.

So from here, we can guage the pricing but let's wait for news directly from them. If they sell 300psf mire than WV, burns Jan, WV will be sold out for sure.

Apr 2013 boundary wall and drains, landscape, etc complete.
May 2013 TOP application.

A bit of a sad story..when wife and i were about to buy, there was 1 high-floor 3+study unit left (stack 36)...only 1 night difference, it was sold. No choice, bought the 3bd room unit on Stack 35. Till today, a tad bit disappointed as the study room would have been very useful :-)

Yes we did discuss about the west sun, 3M film screen and road noise sometimes back. U can spend some time to browse this thread. It's really long I know :p

Heh... its probably sales talk. All the blks at the back will hardly get any reservoir view. When I was there on 2nd day of "preview", there was a 4th level stack 9 unit. Regret not making the decision on the day because we were looking for high floors and waited till next day... left only stack 47 :( Even stack 40/43 all taken up from mid-floors onwards.

That said, we're very excited to move in ASAP. The location is really perfect for us. We will really enjoy the reservoir area activities. Only wishing units were bigger. So hoping to get some space saving tips from this forum when TOP.

Also, earlier this year tried call Sim Lian to change some of my unit things but were rejected. Not sure if anyone successful? I wanted them to leave out the "maid" toilet and the kitchen hob. But they rejected even though I'm not expecting any kind of "returns".... strange. Even the floor i asked for them not to do it "free" so that my contractors don't have to dig it up. But they rejected as well..haha. Anyone same experience?

Actually, Sim Lian would have allowed the changes if they were requested earlier. I had asked around Q3 last year to remove the maid toilet (bigger yard) and remove the hood and hob too. Also requested other changes like change to marble flooring etc. For things that i remove, they actually net it against the additional costs of having marble flooring etc. Quite a number of our forum mates have successfully requested for the changes. I think Sim Lian "closed shop" on such requests this year.

Heh..ya, it was crazy during the preview. Personally, i was caught by surprise because for most developers, the "good" units are launched at later phase. Not sure why Sim Lian launched all the good units at once. Everyone was scrambling for it. Had a good friend who actually rushed home to get cheque while his agent try his best to "hold" the unit during the time..haha. My agent told me a lot of the reservoir facing units are "pre-booked" by insiders.

The showflat sometimes not accurate de. My current place, showflat was casement and turn out sliding windows. I'm not sure what the agent tell u guys, but they told us the floor was "compressed marble". It was only later on then I realized its just tiles. I can live with the flooring, just that I feel that it creates "dirty" work to remove the toilet later on.

Yeah i got the same amount of quote from a previous ID i used, i guess the $8K amount is not unreasonable.

The challenge is getting contractor to do vs SL is that the levelling of floor near the bedrooms (which is parquet flooring) has to be carefully managed since the bedrooms are done by SL.

Mine is 1 kid - 1 room. These are pretty safe, seen it before in other countries. The bed is pretty "light" so the ceiling and hinges can easily hold it. My concern is the mechanism - how long it will work properly without it breaking down.

One of the thing about WV bedroom is the full length window right? At least I remember is full length.... So i'm also trying not to block it as much as possible. This type of bed looks like it will block it majorly... Do you think so?

Definitely, a fold-up / hidden wall bed is one of the choices i'm thinking about. But mine will be folding up length-wise, not like the one in pic which is upright fold.

Platform bed also consider, just that is a bit high for kids (afraid), so maybe for MBR.

One thing my contractor told me is to think about whether i will really fold-up the bed regularly, because from his experience, a lot of ppl do it with the idea, but end up leaving the bed down anyway. So we will assess the actual situation when we get the house

My wife and I do our own laundry, except the heavy stuff like large curtains and bed sheets, and ironing as well. We need music whilst we gather the dry clothings and watch TV whilst we do the ironing. She needs her Taiwan and Korean soap opera whilst I watch the biz news :D . So intends to organise and do up the yard a bit, since SL allocate such a big space, might as well use it properly. Will be using bamboo blinds, painted black and white stripes with pvc backing, hope that should keep out the rain. Likely have a wireless speaker there with wifi to log into tunein.com for endless music from any station worldwide :D . Still undecided if want to put a TV there, depends on where we decide to do the ironing. Will have proper clothes racks, hangers, storage etc. Space behind the MBR door (which we have asked SL to seal up with wall instead) is good place for some storage cabinets. Most likely will have aluminium laundry rods just below the toilet windows, that can fold down when not in use. Not decided yet whether front load washer or top load washer and whether to have dryer in case rainy days. Quite a lot of details to work at in the coming months. :cool:

Simple things like detergent, iron, laundry stuffs I think should be ok. Would not be deep enough to hang clothes hangers though. Height should be ok. Should be able to take compact to large luggage sizes i.e. 63x36x21 cm to 76x48x29 cm.
Alternative storage area is of course HS, but will be putting fridge in there plus dry pantry for tin foodstuff and dry goods.
Mops, brooms and wet stuff will be in toilet (minus WC). Will change shower head to jet spray for washing etc. :D

My HS needed to be used for maid room, so is the toilet. The only place I can utilize id the 2.7m wall behind my 4th room in the backyard. If I build up a waterproof cabinet with 60cm depth, that will give me 1.62sqtm storage. If build up to ceiling, that's 4.2 m3. Can host a lot of things right?

For small things like shampo, shower cream etc, I will build a mini shelf between maid toilet n HS. Saw the showflat in WFI, quick like that idea.

Now my main issue is since I've used up the 2nd balcony as clothes yard and machine space & ironing. I've not much other place to store other things like

1. Kids books
2. Piano
3. Tons of DVD and CD (am thinking of just dumping them...haiz)
4. Tons of soft toys that my little girl wants to keep

in fact, my current Home theater system may have to be downsized, am using a full sized one currently

I gave up on the upright piano already. Now its in parents house. Then I got a portable one for the kids. I'm hoping to squeeze it into his own room. Not the best solution but at least its feasible because really no idea where to put the upright unless i forgo the living room entertainment

heehee... a secret solution i've thought up. But I've to verify when actual unit is available for us

Look at the layout, just out the kitchen to the HS. There is a small corner. I'm thinking to build up that corner and put my oven and rice cooker there :p. And build it all the way up to ceiling so that I can put some of the non-essential kitchen stuff too...

Now i'm hoping that corner is big enough because for sure the rice cooker can fit, but my oven is of pretty good size....

Shouldn't be that difficult to extend a powerpoint there. Kitchen will have false ceiling and if I recall, the agent did say the yard also. Intend to have a tall cabinet at that corner too for pull out racks and near the top, thats where my wireless speaker will be. Good thing got SL to omit the fridge space and extend my countertop in kitchen for rice cooker, etc and live with fridge in HS:scared-2:

We went to showflat to measure, and asked 1-100 scale floorplan.

Have to admit, it's very very challenge job to squeeze everything into much smaller house and still want it look spacious and class :D

But hoh, I went to see several smaller units recently, our WV is not that scary lah.... As long as u know how to maximize the utilization, it will look nice ;)

Haha same here. Mine is 1518 Sqft 4-bedder, but low floor. So 'upgrade' to see reservoir at 12xx Sqft :p

Since there is no attached bathroom for 4th room, so the layout is quite efficient in fact.

I believe we can do it. Yes it's challenging, but not mission impossible :D

First I went to the vacant unit, I was impressed by the spacious living hall n balcony, and nice pool view with waterfall, btw its pretty quiet. Then I went to next door, owner was so proud to show me every room. But hoh, with the ID work everywhere and king/queen size beds, it looks so crowed ! :beats-me-man:

Think of their size 1367, now I haven't confidence of our little one liao, don't forget we have super huge backyard.... How much will be our actual living space? If we managed to squeeze everything in, will it look nice?? :scared-5:

Don't worry about the space constraints. Nowadays many products are cleverly designed to save space. Unlike the past we need lots of cabinets and book shelves, nowadays most stuffs have gone digitized ie. ebooks, e-statements, photos, e-documents.

Even the mops and brooms have extendable handles which u can retract them for storage. CRT tv replaced by LCD/LED Tv, so do we still need such big and deep tv console? Or simply just mount on the wall? With smart tv around, do we still need a DVD player and cd racks?

The more fancy facilities you have, the more you pay. Usually, the highest maintenance cost items are cleaning services, guard services and lift maintenance services.

The incoming MC shld comprise members who can spend wisely and not splurge on unnecessary stuff. Not easy to find a group of honest and sincere folks who want to work for the good of the community with no pay or perks. Most likely just get brick-bracks when things go wrong and silence when things go right. :(

Strictly speaking you don't need so many appliances. My maid does frying and steaming in one big wok. You can also cook rice in a normal pot, no need for rice cooker. We stopped using the slow cooker long ago, it consumes a lot of electricity.

Yes, in fact, any pot can cook rice. If want more even cooking, use a claypot. Just have to watch the fire. The advantage of rice cooker is keeping the rice warm and also modern cooker - perfect cook all the time :). Also, u can use rice cooker for a lot of one-dish meals and cook stew etc. Its more useful than just cooking rice.

Actually, if chinese food is not your thing, then oven is the be-all, end-all appliance to have. You can literally cook everything hassle free. Unfortunately, for my family, every meal have to be chinese food.

As for electric water pot, yes, those consumed a lot of power. Better to boil and pour out into another thermal flask. You'll be amaze how much it saves. So for us, we'll use a kettle and thermal flask.

Based on the photos n showflat, it's traditional casement windows, open outward.

Wishing all FEC a merry x'mas 2012 and an exciting 2013 coming up! Was anybody able to get floorplan (actual dimensions) from SL? The last time i asked (think early this year), they said not ready yet.

Pls write to SL. I got mine from them one year ago. No detailed dimension, but 1:100 scale floor plant. Good enough for u to do initial planning.
