Maintenance fee varies quite a bit from development to developement. Some have to pay additional for parking while others lease out parking space to subsidize the maintenance fee.

There is no website to check the maintenance fee. You can find out by:

1) Calling up the condo management office and ask; or

2) Checking with the agent/owner in every flat viewing.

As a general rule of thumb:

1) The smaller the unit size, the lower the no. of shares, the lower the maintenance

2) The more units in the condo, the lower the maintenance

3) The more facilities in the condo, the higher the maintenance

4) The more "high-end" the condo, the higher the maintenance

Maintenance fee can change from time to time, depending on the approval of the committee at the annual meeting.

I have one property bought for 7 years and still pay the same fee. Another one bought for 5 years but maintenance increased 3 times in 3 years.

I am looking at District 18. Had recently sold my Eastpoint Green condo (3+1). It's monthly fee was $256.

usually sinking fund....especially for smaller developments

first yr maintenance fees sure low low one...den later on very likely to increase by 50%

when u buy from developer...they quote u A maint fee...1yr after TOP...inclusion of sinking fund is quite substantial

Sorry for digging up an old thread. Anyone can give an idea how much is healthy for the sinking fund for the whole project, that is 5, 10, or 20 yrs old?? Trying to find out the likelihood of monthly fee increasing for different places.

Hmm..... so the prices of properties are coming down wor... how about the maintenance prices? Very unlikely, as older devts require more maintenance :hell-hath-no-fury:

My 18 yr old condo only collects $280/mth. More importantly is the number of units in the development.. less units = higher fee... :p

A condo manager will be able to advise you. Should be around $100/mth

Maybe you want to start a new thread on maintenance fee and all can chipped in so that we can have a good benchmark of who is charging what for the size of development, facilities etc.
Eg Cosmopolitan 2bdrm as you mentioned is $733, we can find out what comparable projects (eg Urbana, Trillium etc) in the vicinity is charging to compare.

Any other projects (including the older ones) to share with?

sims urban not TOP yet, so is that an indicator? Seems a bit ex to me given that SUO has got a thousand units, am i right?

but we also have a newer condo with 350 units, maintenance is about that.

our older condos maintenance is lower, about 250 p.m. Less number of units some more.

for my oldest project, is less than 200 units but when comes time for repainting, MCST has no choice but to charge SP a special levy. when i first bought this condo the maint fee was 180$ only, seems so cheap now.

Usually in first year, the maintenance fee is v Low because the m&e and all equipment still has free servicing or warranty and the estate is still under defect lisbility period. The MA may even have a surplus. so first year maintenance is not a good gauge as well.

Also going forward, there is min wage for Cleaners and security Guards and water is going up by 30% so there is only one way maintenance eill go.

Challenging as every year during the Agm, the amount will change.

The more landscaping, the higher the cost....
The less the unit, the higher the cost.

Cluster house maintenance fee can be as high as $1k.
