Units sizes are really small 743sq ft for 3 bed, 517sq ft for 2 bed. >80% are 2 bedders and below.

Really? Where? FH or not? Got at least 30m x 6m swimming pool, tennis court and gym or not? Is it "condo" status development? Not in Balestier or Upper Thomson or Machritchie or Shelford area & above right? (Not in those cheap-skate D11 locations right?). Not flood prone estate right? If yes to all the above I am interested & can pay you 1% commission if I buy. :cheers1:



1000 psf can get a 2000 sqft FH condo ... very very nicely renovated in D11 ...

Next to Mosque...something to take note.. prayer session, good for someone not affected by noise..or congestion outside condo when prayer is on.

Very small units.., since by Fragrance Group..., maybe these are modelled after Budget Hotel room size.., I personally would rather consider Minton instead...

Yup.....743sqft is 3 bedroom....what the heck? This is even smaller than the 3 bedder for Glasgow Residences of 883sqft....OMG.....what is the developer thinking? Crap development. And will there even be a showflat? Investors and home-buyers should stay away from such project.

I guess each item in the floor plan is drawn to different scale. It is amazing to see such a big balcony in a 3 bedroom unit with 3 queen size beds and a bomb shelter in a 743sq ft unit.

Just by estimation, the standard door is about 0.9 - 1 metre. The length of the unit works out to be 16 metres and width is about 9 metres. Estimated floor area is 144m2. Hence, confirms the floor area is not 743sqft.

The development sits on a "shit" piece of land. URA has put it up for sale for many years and only recently managed to find taker. It is very small, sandwiched between HDB flats, busy main road,and mosque. There is also an overhead bridge that will overlook into the swimming pool and maybe the units as well. I'm impressed tat the architect can squeeze so many units in that small plot of land, somemore low rise. I stayed in the vicinity many years ago, potential buyers beware of the "prayers" from the mosque. They are loud.

Yah from the price point looks attractive, but psf wise it is ultra ex. Unit size is MM. 743sqft is about the size of a small hdb 3 room flat.

Even minton 1 bedroom is already 700sqft. The size of their 2 toilets combine = 1 toilet in minton. :doh:

The width of the living room is about the length of your bed. Now u know how small it is? :scared-3:

Personally, I will not buy into the sms I received from an ERA agent early tis wk tat project is attractively priced at an indicative $1k psf...

Think name of project is important esp for smaller ones. 2-3 yrs down the road, owners of this project when they hop onto Taxi, will tell driver go Kovan " Grand - er ".., driver maybe don't know and owner may just give and say drive to the Mosque at Tampines road, it's the condo beside..taxi driver will probably know...and say " ai ya, early say ma, mosque I know".

Worst still, is THE XXX. Imagine you go URA to check caveats and all the The XXX will appear together and so searching by the actual name "XXX" gets you nowhere because they're all classified under "THE".

back to the layout and the dimension, actually it is some sort similar to city regency (another fragrance product) , which has 3 bedder of 990 sqft including baywindows + 2 x balconies. in the layout all 3 bedrooms show a double bed fitting.
so the way they present the layout is inherent to the developer.

Weird, my leisure walk from the site to MRT entrance is 12-13mins. Different from yours....and I think the distance is about 800m to MRT based on the timing. And I reached Heartland Mall in abt 10mins plus before hitting the MRT.

Big Bro Regulator, so flattered you think of me as MM guru...

Few points to consider:

1. Location location location

Stevens Rd and its being so close to upcoming mrt is a plus. And the area is quite atas as well. But how about traffic? Any rush hour jams? If take public transport, easy to get cab or bus?

2. Layout

For MM this becomes even more important. Is it liveable for 1-2 pax? Air flow ok? Toilet any ventilation? Any loss of privacy in terms of view? Decent facilities? Pool and gym important to the prospective tenant.

3. Environment

Is the project close to main road? If so any impact from road traffic noise? Is it too close to neighbouring project or unit? Any decent clearance? Afternoon sun?

4. Amenities

Easy to get necessities and food? The tenant or busy professional abhors walking more than 2-3 mins to get a quick meal or replenish the coke in the fridge. Supermarket or food stalls and eateries should be in vicinity.

5. Price

Do not pay above average psf of like developments in the area. Only do so IF there is confirmed potential upside either due to opening MRT or upcoming developments. What rental are the like developments around fetching? Is that giving you a desirable and acceptable yield?

If all the answers are positive to above, then its a sure win and go ahead!

A queen/king sized bed is not suitable in the master room for the 2 bedders while the 3 bedders are not fit to have a queen/king sized bed in bedrooms 1 and 2. Just too small. One who is used to bigger rooms will regret it! :doh:

A queen/king sized bed is not suitable in the master room for the 2 bedders while the 3 bedders are not fit to have a queen/king sized bed in bedrooms 1 and 2. Just too small. One who is used to bigger rooms will regret it! :doh:

Yes i spoke to the developer rep before... it appears that the big boss wants it even faster... guess the target of 1yr completion from start of sales is really achieved in this project.
