Units sizes are really small 743sq ft for 3 bed, 517sq ft for 2 bed. >80% are 2 bedders and below.

Next to Mosque...something to take note.. prayer session, good for someone not affected by noise..or congestion outside condo when prayer is on.
Very small units.., since by Fragrance Group..., maybe these are modelled after Budget Hotel room size.., I personally would rather consider Minton instead...

Yup.....743sqft is 3 bedroom....what the heck? This is even smaller than the 3 bedder for Glasgow Residences of 883sqft....OMG.....what is the developer thinking? Crap development. And will there even be a showflat? Investors and home-buyers should stay away from such project.

I guess each item in the floor plan is drawn to different scale. It is amazing to see such a big balcony in a 3 bedroom unit with 3 queen size beds and a bomb shelter in a 743sq ft unit.

Just by estimation, the standard door is about 0.9 - 1 metre. The length of the unit works out to be 16 metres and width is about 9 metres. Estimated floor area is 144m2. Hence, confirms the floor area is not 743sqft.

Yah from the price point looks attractive, but psf wise it is ultra ex. Unit size is MM. 743sqft is about the size of a small hdb 3 room flat.
Even minton 1 bedroom is already 700sqft. The size of their 2 toilets combine = 1 toilet in minton. :doh:

The "@" trend has gone on for 3 years already and still no sign of abating leh :)
Worst still, is THE XXX. Imagine you go URA to check caveats and all the The XXX will appear together and so searching by the actual name "XXX" gets you nowhere because they're all classified under "THE".

back to the layout and the dimension, actually it is some sort similar to city regency (another fragrance product) , which has 3 bedder of 990 sqft including baywindows + 2 x balconies. in the layout all 3 bedrooms show a double bed fitting.
so the way they present the layout is inherent to the developer.

Believe or not. I am actually kaypo enough to stake out the place on a weekend afternoon. Been here 1hr liao did not hear any chanting.
Oh, they just had a very short prayer and it lasted only like 2mins. A single male voice chanting a sad sounding tune. Quite soothing to be frank. Can Muslim friends or anyone staying around here tell me how often are the loudspeaker broadcasted prayers?

Weird, my leisure walk from the site to MRT entrance is 12-13mins. Different from yours....and I think the distance is about 800m to MRT based on the timing. And I reached Heartland Mall in abt 10mins plus before hitting the MRT.

mcm, since you are an MM expert, was wondering how you think the direction that such MM units will be heading? i was actually thinking of loft@stevens as it is just steps away from the future stevens rd mrt and in an upmarket neighbourhood. scotts square a short distance down going at 4k plus psf and new launch loft@ stevens at 2k psf for small unit, i think it is a good buy, what is your opinion? i have never bought an MM unit before so need some advice.

Few points to consider:
1. Location location location
Stevens Rd and its being so close to upcoming mrt is a plus. And the area is quite atas as well. But how about traffic? Any rush hour jams? If take public transport, easy to get cab or bus?
2. Layout
For MM this becomes even more important. Is it liveable for 1-2 pax? Air flow ok? Toilet any ventilation? Any loss of privacy in terms of view? Decent facilities? Pool and gym important to the prospective tenant.
3. Environment
Is the project close to main road? If so any impact from road traffic noise? Is it too close to neighbouring project or unit? Any decent clearance? Afternoon sun?
4. Amenities
Easy to get necessities and food? The tenant or busy professional abhors walking more than 2-3 mins to get a quick meal or replenish the coke in the fridge. Supermarket or food stalls and eateries should be in vicinity.
5. Price
Do not pay above average psf of like developments in the area. Only do so IF there is confirmed potential upside either due to opening MRT or upcoming developments. What rental are the like developments around fetching? Is that giving you a desirable and acceptable yield?
If all the answers are positive to above, then its a sure win and go ahead!

i remember dunarn suites MM also going for 2k psf and that is a cvock location. Stevens Rd is so much more atas as mcm rightly pointed. Can literally take a nice stroll to far east, orchard or raffles town club. no hdb flats around unlike loft@ holland

The side gate looks like is there - when i last went they were doing up the boundary walls and that part got staircase lead in on to it, a bit like City Regency case the back gate but for the latter it was only a service back gate. Hope this one is for pedestrian use... Then can walk among landed to Kovan mrt and not by the stupid main road...

Scaffolding and formwork is not that expensive. Looking at the place from the given photos, it seems to be a confined site, ie. a small site without not much working room. So, it is better to complete one and start with the other. 2nd tower is better than the 1st tower then.

Construction progress is quite fast..., look like can TOP by end of the year..., din like this project but think almost sold out (ura june figures 70 out of 74 units sold) those facing HDB facing unit " jialat", looked quite cramped, have penthouse facing HDB some more...; HDB dwellers can say their units have "condo view" when they advertise their flats for sale....:D

same as suites@ PL. Any idea why is the toilet made spacious while the living is narrow and tight. Big balcony is good but big toilet....:scared-5:
